Once your loan is approved, and you have received a commencement letter from the bank, you will be ready to build your home.
During the construction phase, the Progress Payment Schedule will have a schedule of 5 stages- also known as milestones.
This is the first stage of construction, where the foundation slab is measured and poured.
At this stage, 15-20% funds will be required (may include the initial deposit to your builder, which is 5% of your building contract value as per your state/territory)
At this stage, the exterior frame and/or walls are installed at home. Additionally, this may include channels for electrical and plumbing, gutters as well as insulation along with the support structures. You will need approximately 20% funds at this stage.
The doors, windows, external walls, and roofing will be installed at this point. The significance of this milestone is that you can actually “lock up” your property. Approximately 20% funds will be required.
At this juncture, the installation of fittings and fixtures is completed. This includes lights, power sockets, and other electrical and plumbing fixtures. Approximately 30% funds will be required.
This is the final stage, that includes completion of all inclusions as per the contract, like fencing, sire cleaning, final detailing and painting. Approximately 10% funds are required.
